So You Want To Start Your Own Business As A Home Builder

If you are to stand any chance as a home builder there are two things you need to do before you even begin, and those two things are research and marketing. If you are disciplined enough to devote some time to researching the market, it will automatically put you ahead of your competition. Many builders simply operate from day to day. They do not bother much about things like market research. What you need to do is devise a market research plan and be prepared to follow it. You will know when the time is right to proceed, and be able to make informed choices and decisions.

Your market research starts with consulting real estate agents. A good real estate agent can inform you about the trends that home buyers are looking for when purchasing a home. You will also be able to list your property and sell it through your agent. Even if you think you can handle this aspect you should still use a professional agent. Not only are they the ones that will deal with the buyers, but they also work when you don't.

It is strange that so many home builders neglect to consult with estate agents, because it really can make a tremendous difference to the success or failure of their business. When it comes down to it, their services is invaluable. Pay attention to what an agent tells you. Many builders make the mistake of not following the advice of the estate agents. This is a big mistake, and if you think you are likely to have the same attitude, you will need to understand that you have to put your ego on the back burner. The agent knows what is wanted, and they only get paid once the home has been purchased, so they will not advise you badly.

Set up appointments with agents in your area. You will then be able to ask them some pertinent questions. They can inform you about the best home size to build, or what areas need to be altered and changed. Remember to be polite and friendly. What you put in is what you will get out.

Devise your list of questions before you meet with the agents you have selected, and be sure to record their answers. Once you have consulted with 2 or 3 agents, compare their answers and look for common threads. These should be incorporated into the design of the home you build. Once you have done that, it is time to proceed on to the next phase, which is obtaining the house plans. It is a really good idea to arrange a meeting with the agents that you consulted with before. This will give you the chance to show them the drawings and hear their feedback.

The success of your house building business will depend upon your willingness to do market research, and your willingness to follow advice. If you work with the agents you will build homes that sell.
